Can I rent out my guest house in Malibu?
It's detached and the garage is between it and the main house. It is a little under 1,200 sq. ft. with a kitchen and bathroom.
If so, if it shares a meter with the main house, should I get a separate meter so that person can pay their own electric bill?
Also, any recommendations on shared outdoor space, like the pool and acres in the back? Don't know if I should restrict access to these areas since they might try to take a walk in the woods behind the house and claim "our tree" hurt them or something silly like that.
I wouls seperate the utilities, at least power. Pay the water yourself, it will not be much.
You do not have to allow access to anything other then the unit. You would be wise to not allow any other use of the grounds, especially the pool. Aside from insurance the risks are just too high, and they are likely to make you feel trespassed upon if they through parties, have guests, skinny dip, etc. Just keep it simple and not allow usage of the property.
